Job Duties: Manage and optimize soft services operations, including housekeeping, pest control, landscaping, and waste management, to ensure regulatory compliance and maintain high operational standards. Oversee outsourced housekeeping and pest control operations to ensure adherence to specifications, safety standards, and quality requirements. Supervise landscaping initiatives to improve the aesthetic appeal of the shopping mall. Develop and manage general and food waste disposal procedures in compliance with environmental regulations. Optimize waste segregation, recycling, and disposal systems to enhance sustainability. Respond promptly to tenant enquiries, complaints, and service requests related to housekeeping, pest control, landscaping and waste management operations. Collaborate with the technical team for building repairs and maintenance. Manage procurement / Invitation to Quote (ITQ) processes for soft services, including preparing scope of work, issuing ITQ documents, evaluating submissions, awarding contracts and reviewing vendor performance. Plan and execute approved capex and ad hoc repair or replacement works. Drive initiatives to optimize water consumption and ensure alignment with established sustainability goals. Maintain proper inventory and maintenance records. Monitor and evaluate housekeeping and pest control performance metrics (e.g., cleanliness audit scores, pest sighting frequency, response times) to identify patterns and areas for improvement. Prepare timely and accurate management reports and presentation materials. Manage purchase orders (POs) and monitor budget utilization for assigned services. Liaise with Finance to ensure accurate processing and timely vendor payments within approved budgets. Foster a customer centric culture and drive operational excellence within the Operations team. Perform related duties as assigned by your manager. Requirements: Education Diploma or Degree in Facility Management, Environmental Science or related discipline. ECO & WEMP certifications preferred Experience Minimum 3 years of relevant experience in a commercial building or shopping mall environment. Prior experience in managing the full Invitation to Quote (ITQ) process. Prior experience in supervising outsourced soft services providers. Skills Knowledge of sustainability practices and regulatory compliance. Good working knowledge of facility management systems, and MS Office applications (e.g. MS Word, Excel and Powerpoint). Strong organizational and vendor management skills. Excellent communication skills for interaction with tenants, vendors, and internal teams. Excellent interpersonal skills and ability to interact with stakeholders at all levels. Attributes Passionate about facilities management. Proactive, results-driven, and able to work under pressure and tight deadlines. Able to work independently and as part of a team. Willing to be hands-on in performing site checks. Willing and able to respond promptly to maintenance emergencies after office hours.
